MAJESTIC SUN:   MAGNIFICENCE WITH A VIEW

Majestic Sun at Seascape Resort will be one of the last high-rise condominiums to be constructed in Walton County, according to Janette Klein, on-site salesperson for Abbott Realty Services, Inc., the exclusive marketing agent for the new complex.
      At twelve stories, it will be in line with its neighbors, the impressive Empress at Seascape to the west  and the stately Surfside to the east.  Located on Highway 98 on the southernmost boundary of Seascape,  owners of  Majestic Sun condos will enjoy full benefits of the resort.
    Although not directly on the beach, each unit at Majestic Sun  will boast an unobstructed view of the 2,000 feet of dedicated pristine Gulf of Mexico beach owned by Seascape Resort.  A
planned overpass will allow for easy and convenient beach access.
    Four floor plans are offered.  The one bedroom unit is 833 sq. ft with a 15' X 7' balcony. It has two full baths and hall bunks.  The three bedroom unit is a generous 1502 sq. ft. and has
three full baths with close to 200 sq. ft. of balcony.  Two different two bedroom plans are offered at 1072 sq. ft. and 1139 sq. ft. 
  
  This luxury condominium resort will feature ceramic tile floors in the foyers, kitchens and baths.  Nine foot ceilings will add an airy feel to the generously-sized rooms.  The kitchens will have state-of-the-art appliances and raised panel cabinets.  All units will be equipped with washers and dryers.  Membership to the internationally-acclaimed Seascape Resort is available  to residents of Seascape, the Empress and now the Majestic Sun.  Initiation fee is $5,000.  Included in Seascape's amenities are swimming pools, conference facilities, an 18 hole championship golf course, beach service, exercise facilities, 24 hour security in the gated community, 8 tennis courts, fresh water lakes, water sports rentals and the Whale's Tail Beach Club.
    
In addition to the amenities of Seascape, the Majestic Sun will have its own clubhouse, 24 hour security gate, fitness center, restaurant, parking garage and conference center.  Perhaps the piece de resistance will be the multi-level 3200 sq. ft. indoor/outdoor heated pool with waterfalls, a whirlpool and lush tropical landscaping.
    
Preconstruction prices of the units range from $185,600 for a one bedroom unit, $226,000-$313,000 for two bedroom units, $367,000-$406,000 for three bedroom units.  Penthouses are available for over $600,000.  The cost per square foot is between $223 to $263.
       According to the latest Hutchinson Report, the average cost per square foot of a condominium in Okaloosa and Walton Counties is $188 per sq. ft. with $208 being the average for Gulf-front condominiums.   Bob Hutchinson, author of the Hutchinson Report, states, "The presale condominium is a bargain for a buyer who is willing to wait until the project can be completed.  Prices are generally 10-20 percent lower than units in a completed project."
        Although the Majestic Sun has only been on the market since May,  195 of the 288 units being constructed are reserved.  There will be an additional 64 units built behind the main complex over the parking deck.  Pricing and floor plans have not been announced for Phase III.

.   A joint venture between Florida Development Group of Baton Rouge, LA and North Florida Consulting of Destin, Majestic Sun is being developed by McCrory Construction of
Birmingham, AL and is expected to be completed in one year.  Prescott Architects of Destin are overseeing the architectural integrity of the complex.
    The design of the buildings will provide a unique and distinctive skyline for the area.  The stucco complex will feature twin towers connected at the roof line by an arched campanile trellis supporting a three storied tiered cupola steeple.  The campanile connecting the two towers covers the three-story pool observatory, pedestrian walkway and pool enclosure.
    "The ground floor of the complex will house the commercial areas including the lobby, restaurant and fitness center putting the first resident floor at least fourteen feet above road elevation," said Ms.  Klein.  Road elevation is twenty feet above the beach which should provide protection from a storm surge in the event of a hurricane and to give each unit  an unobstructed view over the highway to the Gulf.
    The sales trailer is located on old Highway 98 between the property and
Surfside.
