Leeward Key: Gulf Views Without Gulf Front Price

Just past the Walton County line, on the north side of Highway 98, looms a brand new twelve story condominium named Leeward Key. 
    Developed by Leeward Key Joint Venture Partners of Birmingham, it's another quality product constructed by McCrory Building Company who built such Destin landmarks as The Summit, Tides at Tops'l, The Empress at Seascape and Sterling Sands.
    "The property's best selling feature is its Gulf front amenity," said Jessica Abbott Muller, of Abbott Realty, the listing agent for the building.  "There's a hundred feet of deeded beach with a heated Gulf front pool and deck with restrooms exclusively for the owners and guests of the property."

Leeward Key consists of  eleven four bedroom and 59 two bedroom spacious and well-appointed  luxury units.  Of the 70 units, only eight developer units remain for sale.  Prices range from $250,000 to $325,000 for two bedroom units.  Four bedroom units are available from $295,000 to $370,000.  There are presently 14 resale units available for purchase.

    Although Leeward Key is second home to most purchasers, it is expected to be a popular choice for vacationers.  The two bedroom units are projected to bring in $25,000 per year, while the four bedroom units should produce $35,000 gross rentals. 
    "A four bedroom unit is pretty much a new product for Abbott," said Muller.  "It should do well for large families or two families traveling together. Unfortunately, we missed the summer rental season since the building didn't open until July.  But, so far,  the fall rentals have been swift."
