The Legacy

While taking a leisurely drive through Walton County, one can't help but notice lots of smaller, tasteful  buildings being erected.  The trend, helped along by Walton County's strict comprehensive plan, is toward the low-rise as opposed to the towering high-rises so prevalent in Destin and Sandestin.
    One of these small buildings  is The Legacy, a four story condominium with only sixteen units in beautiful, downtown Seagrove Beach on Highway 30A one mile east of Seaside and six miles west of Rosemary Beach.
     The Legacy will consist of generously-sized 2,290 square foot four bedroom, three bath units in an upscale elevator building sitting on 195 feet of beach front with a private dune walk-over.     
    "This is one of the last nice pieces of Gulf Front property in Seagrove Beach," said Rosie Baird of Pelican Real Estate and Development, Inc., marketing agent for the new project. "And, The Legacy is one of the better built complexes in the area."
    The building is being constructed of solid concrete and steel and has 180 pilings driven 55 feet into the ground.  There will be an eight inch slab of concrete dividing the floors with six inch exterior walls with steel studs.  Even the roof has eight inches of concrete under the Galvalume roof.  All interior walls are reinforced with metal studs.
  
"The developers feel that this building could withstand back to back Hurricane Opals," said Baird.  "The building is that strong."   The Legacy is being developed and built by Seagrove Ventures made up of local investors.
        All units in The Legacy are Gulf front with unobstructed panoramic views.  Amenities include two similar  floor plans with nine-plus foot ceilings.  Both living room and master bedroom overlook the beach and offer French glass doors to the thirty four by seven foot open deck. 
    Purchasers can choose from ceramic tile, Italian marble and upgraded carpet for the floor coverings.  The large baths will feature cultured marble counters, double vanity sinks,  Delta faucets, separate shower and whirlpool tub.  Master bedrooms will have both a walk-in closet and long hall closet.
    Corian, or other selected smooth counter surfaces, are offered in the over-sized kitchens.  All appliances will be state-of-the-art General Electric and include side-by-side refrigerator with ice maker, self-cleaning oven, dishwasher, garbage disposal and built-in microwave oven.  All units will be outfitted with washer and dryer.     Price of the units vary from $675,000 to $798,000.  All but six of the sixteen units have been pre-sold.
    "The high price of the land is what drives up the price of  building  in Walton County," said Biard.  "Soon all condominiums on the Gulf are going to run a million dollars.  Some are already there in Destin and the prices are creeping up out here."
    "This is a booming area," continued Baird.  "Since St. Joe started building their projects, it's just driving the prices up.  This is a very, very popular area."
